What is an EPC and why do I need one?

If you are selling or renting a property in England, you must legally obtain an Energy Performance Certificate (EPC) before marketing the property.

An EPC rates the energy efficiency of a home from A (most efficient) to G (least efficient) and provides recommendations on how the property could be improved.

What happens during an EPC assessment?

I will come to your home at an appointed time and survey it. During this survey I will inspect, and photograph, elements such as:

  • Insulation
  • Windows and Glazing
  • Heating Systems
  • Lighting
  • Construction of your Home

The visit will normally take about an hour, after which I input the data collected and produce an EPC. This is then lodged on the national register.

How do I prepare for an assessment?

It is important that I have access to your entire home in order to get the most accurate rating. However, if a part of your home is unaccessible, like your loft for example, then don't worry. The software will make an assumption based on the age of the building.

It is also a good idea to dig out any documents relating to heating systems, windows and doors, insulation, or any extensions you may have had. Again do not worry if you do not have these - but seeing these will make your rating more accurate.

What is a Retrofit Assessment and why do I need one?

Retrofit assessments are different from EPC assessments. They are needed when planning energy efficiency improvements to an existing home and are much more detailed than an EPC assessment.

A retrofit assessment gathers detailed information about the property’s construction, heating systems, ventilation, and insulation to help determine the best upgrades. It also looks into how you use your home and it's condition.

These assessments form part of the PAS 2035 retrofit framework, which is widely used for:

• government energy improvement schemes
• housing upgrades
• major home efficiency improvements

A retrofit assessment can help identify opportunities to improve comfort, reduce energy bills, and lower carbon emissions.
